"We are raising $1,000,000 a day", "We are raising $1,000,0000 a day", "We are raising $1,000,0000 a day"....I heard this quote from several financial partners in the Seniors Housing Industry throughout the NIC conference.  The major theme from the NIC conference that I took away was the incredible liquidity in the Seniors Housing Marketplace.  Many groups are AGGRESSIVELY placing capital and are looking at single asset acquisitions.  They are able to complete single asset acquisitions instead of large portfolios by partnering with regional operators throughout the country to actually operate the facility.

Financing: The Past 6 Months


It seems there is a disconnect with what owner/operators and industry professionals are seeing in the marketplace with regards to financing.  Speaking with folks across the country that own Seniors Housing and Long Term Care facilities, most are still under the impression that credit and financing are hard to come by.  We are seeing the contrary.  We have closed four transactions in the last 6 months using three different sources of financing: all cash, seller financing and conventional lending.  Regional banks are showing attractive term sheets and some private equity firms are raising over $1 million a day to place into the sector.  Not only are the open lines of credit a good thing to get transactions done, but owner operators have a plethora of options for refinancing loans with lower interest rates.  By informing owner/operators that the market has several options, we are building relationships, adding value, and exceeding our clients’ expectations.

Evans Senior Investments Sells Colorado Seniors Housing Community for $28 Million


 
Evans Senior Investments (ESI) is excited to announce today the sale of The Vistas in Longmont. 

Located in Longmont, Colorado, the transaction totaled $28,000,000 and is the third transaction to come from the Boulder, Colorado office since opening less than nine months ago.  The Vistas in Longmont is a 124 unit Senior Housing Community with Independent and Assisted Living, as well as a secure Memory Care wing. 

Built in 2009 by a local developer, this facility is of institutional quality and was sold at an aggressive price.  ESI was able to procure competitive offers from ten different groups, but ultimately was sold for $28 Million, or $225,000 per unit.  The Capitalization Rate was below 6% with a 2011 annualized EBITDA near $1.5 million. 

"This was a direct correlation from two strategic business decisions: to open an office in Boulder expanding our presence West of the Mississippi and continue exceeding our clients expectations by bringing aggressive buyers from across the country to every deal," says President, Jason Stroiman.
